What drives Vaughan’s market
- Subway access: the Line 1 extension to the VMC made Vaughan’s downtown a commuter-friendly condo hub.
- Large lots and newer homes: Woodbridge, Kleinburg and Maple attract move-up buyers.
- Employment: logistics, manufacturing and office jobs in Concord and the VMC support local demand.
Condo segment
Many new VMC towers have been completed in recent years, increasing supply. Buyers have more negotiating power, and investors face more competition for tenants. Review condo fees, rental restrictions and building quality carefully.
Detached and luxury homes
Higher-priced homes are more sensitive to interest rates. Sales have slowed, but well-located properties in sought-after school zones continue to attract buyers.
Forecast
- Short term: balanced conditions with modest price pressure, particularly for condos.
- Long term: continued population growth in York Region and transit investment support values.
Tips
- Compare similar sales carefully; prices vary widely between neighbourhoods.
- Check for planned developments near the property.
- Get a mortgage pre-approval with a rate hold.
